Start With Water Flow, Not the Finished Look
The first question is simple: where does water go now? Walk the property after irrigation runs or after a rainstorm if possible. Look for standing water, low areas along the foundation, soil washed onto walkways, stained walls, and gravel that has migrated into the street or driveway. These signs show where the existing grade is failing.
Water should generally move away from structures, but the exact route depends on the lot, walls, neighboring properties, drainage easements, and local requirements. Finished elevations are especially important near doors, stucco walls, and weep screeds. Building details need proper clearance from soil, gravel, and hardscape.
